From there we subtract the cost of repairs and updates, our holding, resale and closing costs, and a modest margin. Will I get full market value?

A cash offer is usually below what a fully renovated home could sell for on the open market, because we take on the repairs, the risk and the costs of reselling.

Once you factor in commissions, HST, repairs, staging, carrying costs and months of uncertainty, many sellers find the difference is smaller than they expected — and the speed and certainty are worth it. If listing your home would clearly net you more, we’ll tell you.

Are there any fees or commissions?

What if there are liens, back taxes or a second mortgage on the property?

How fast can you close?

Can I stay in the home for a while after closing?

How do I know you’re a legitimate company?
